Duct camera inspections
A recorded pass through supply and return trunks, with findings you can watch rather than take on faith.
Everywhere in Charlevoix County, duct runs and air handlers come back clean, resealed and photographed, on hours the buildings choose.
Free, technical, and it ends in a written price that does not drift.
Are you breathing gross dust and weird smells inside your workplace every day? You can fix your air fast by getting a free estimate today!
Look, I worked on buildings around here for years, and you would not believe what builds up in those dark metal tubes above your head. Every single HVAC system accumulates nasty dirt, pet hair, dust mites, and straight up creepy trash over time. When your blowers kick on, all that garbage flies into your face and hits your customers too. Cleaning those metal pathways keeps your space fresh and brings real warmth to your indoor environment.
Actually, dirty air lines make your heavy heating machinery work way too hard during our freezing northern winters. That extra strain jack up your monthly light bill like crazy... trust me, I saw power bills double just from clogged vents! Getting those big channels blasted out saves you tons of cash on energy bills right away.
On top of that, nobody wants their staff calling in sick every two weeks with bad allergies or hacking coughs. Fresh air inside your shop makes everybody happier and way more productive every day. You can grab a totally zero-cost quote right now to see how cheap it is to fix up your system.
Honestly, most business owners never look up at their ceiling grills until black soot starts falling onto their desks. Inside those vast metal networks, moisture mixes with fine sawdust and dead skin cells to create a giant greasy blanket. That nasty sludge sits there off-gassing bizarre smells that drift into your main lobby area.
Besides, damp metal vents are basically a five-star hotel for gross mildew and slimy mold colonies. Once those spores take root near your main cooling coils, they spread through the whole facility in seconds. Flushing out the entire ventilation tree destroys those mold breeding zones before they ruin your property.
What is more, wild critters love sneaking into rooftop intake ducts during the chilly autumn months here. I once pulled three old bird nests and a whole family of dried-up spiders out of a local restaurant line! Removing these physical blockages restores your total airflow so your building cools down evenly.
| System Problem | What It Does To Your Building | The Fast Fix Solution |
|---|---|---|
| Heavy Dust Layers | Blocks air movement and skyrockets energy costs | High-pressure air sweeping |
| Mildew Growth | Creates terrible smells and triggers bad coughs | Sanitizing eco-friendly spray |
| Animal Debris | Presents serious fire hazards and blocks vents | Full extraction and vacuuming |
First off, we do not just stick a regular household shop vacuum into your register and call it a day. Real air pipe scrubbing takes giant truck-mounted suction units that pull massive negative pressure through your entire facility. That intense vacuum power makes sure zero dust escapes into your retail showroom while we do the job.
Next up, our technicians hook long flexible hoses equipped with spinning whip nozzles deep into your trunk lines. These high-pressure air whips beat the walls of your metal channels to smash stubborn crust off the steel. The heavy suction hauls all that loosened gunk straight out to our collection truck parked outside.
Then, we spray a mild, non-toxic sanitizing fog through every single branch line to kill remaining bacteria. This special wash neutralizes stale tobacco smoke, old food odors, and funky damp smells permanently. Your whole facility ends up smelling completely fresh, just like a crisp breeze off the nearby lake.
Now, running a shop near the big lake in our beautiful area means dealing with high humidity and wild seasonal shifts. Up here in northwestern lower Michigan, where around 26,000 folks live across communities like Charlevoix, Boyne City, and East Jordan, businesses take a real beating from extreme weather changes.
Furthermore, local families earning around the regional median household income of $65,000 expect clean, professional shops when they spend their hard-earned money. Whether your shop sits in ZIP codes like 49720, 49712, or 49727, keeping your air crisp shows customers you really care about their health.
To add to that, summer pollen and winter soot pile up exceptionally fast in our localized lakeside environment. Moisture off the bay gets sucked into indoor units, turning fine dust into thick mud inside supply lines. Routine mechanical washings stop that thick mud from permanently rusting out your costly air handling equipment.
Initially, you will notice a huge drop in daily dusting across your display shelves and office desks. When your air ducts stay spotless, your janitorial crew spends way less time wiping down flat surfaces every morning. That simple change saves you real money on daily maintenance labor costs.
Also, your main furnace and air conditioner units will run much smoother without fighting against heavy dust clogs. Less strain on internal blower motors means far fewer middle-of-the-night mechanical breakdowns during freeze spells. Protecting your expensive climate control hardware extends its total operating life by many years.
Most importantly, you create a safer working space that keeps your best employees healthy and energized. Fresh air prevents that dreaded mid-afternoon brain fog that strikes workers in stuffy, poorly ventilated offices. Taking action today protects both your workers and your bottom line.
Look closely at your ceiling diffusers today... do you see dark fuzzy rings staining the white ceiling tiles around them? That dark ring is sticky dust getting blown out of dirty pipes and plastering itself to your drywall. If you can see dirt on the outside, the inside of that pipe looks ten times worse!
To be fair, strange rattles or whistle noises coming from your walls mean your system is gasping for air. Constricted passages force your blowers to pull harder, creating weird pressure squeaks throughout your building layout. Clearing those structural bottlenecks makes your entire mechanical system run whisper-quiet again.
Additionally, if your energy bills keep climbing even though you haven't changed your thermostat settings, clogged channels are the primary suspect. Dirt-choked systems consume massive amounts of extra electricity just to push tiny amounts of air through your rooms. Cleaning out the gunk drops your power draw back to normal levels instantly.
You might think handing your maintenance guy a long pole and a brush will solve your dirty air issues. Unfortunately, small tools simply push dust deeper into your main trunk lines, packing it down into tight, rock-hard plugs. Without massive industrial vacuum draw, hand brushing just kicks nasty dust up into your breathing zones.
Besides that, commercial systems feature complex fire dampers, turning vanes, and delicate zone controls that crack easily if poked blindly. Untrained staff can easily break expensive internal dampers, causing massive heating imbalances across your whole layout. Professional crews use special snake cameras to navigate internal corners safely without breaking delicate equipment.
Which means hiring trained technicians with heavy industrial gear is the only way to get real results. We bring giant specialized equipment built specifically to handle hundreds of feet of heavy-duty ductwork in one smooth visit. You get guaranteed clean air lines without risking any damage to your valuable heating infrastructure.
Naturally, every commercial building features a unique layout, so costs vary depending on your total square footage. A small downtown retail shop takes far less time and equipment than a massive industrial manufacturing plant with dozens of rooftop package units. That is exactly why we come right to your site to look things over before quoting any numbers.
Here is the best part... our on-site assessments and cost estimates do not cost you a single penny! We come out, inspect your complete duct network, check your air handlers, and give you a straight-forward price breakdown with zero pressure. You see exactly what needs cleaning and how much it costs before making any decisions.
Ultimately, investing a little cash into clean mechanical channels pays for itself through lower electric bills and fewer equipment repair calls. Plus, preventing health claims and keeping your workforce active preserves your business revenue all year long. Getting your zero-cost evaluation is the smartest business move you can make this season.
To start off, just reach out to us today and tell us a bit about your commercial property. We will schedule a quick, easy walkthrough at a time that does not interrupt your daily business operations. Our friendly local team shows up right on time, ready to check out your system.
After that, we run diagnostic scope cameras into your main supply and return trunks to check internal dirt levels. We show you the actual video footage so you can see the inside of your pipes with your own eyes. Then, we hand you a clear, written estimate detailing the exact scope of work needed.

A camera goes into the trunk lines first. What comes back decides everything: which runs carry real buildup, which only need their registers washed, and which are clean enough to leave alone. The findings are shown to you, not summarized at you, and if the honest answer is that your ducts do not need cleaning yet, that is what the visit concludes.

Before anything is loosened, the section under work is isolated and a vacuum collector is coupled to the duct so air moves toward the machine and nowhere else. Floors get covered, ceiling tiles get numbered, and the occupied side of the building keeps working with no idea we are there.

Rotary brushes and compressed air tools work down each run toward the collector, taking the buildup off the metal rather than pushing it deeper. The camera goes back in afterwards. If a stretch still shows residue, it gets done again before the access points are sealed and the registers go back on.
Some buildings need one misbehaving system dealt with. Others need the whole air side reset to zero. The table is the honest version of that choice.
Large sites are phased so no floor loses more than one night, and the same crew lead stays on the job from the first shift to the last photo.

A recorded pass through supply and return trunks, with findings you can watch rather than take on faith.

Rotary brushes and air whips sized to each duct, working the full length of every run toward the collector.

Vacuum units with fine filtration pull everything loosened straight out of the ductwork and off site.

Blower wheels, plenum interiors and coils degreased and rinsed where the air actually picks up its speed.

Every visible fitting comes off, gets washed and goes back straight, because occupants judge the job by what they can see.

Before and after shots of each run and unit, labeled by floor, sent to whoever answers for the building.
It starts small. Gray fuzz on the desks two days after the janitorial pass. A smell like hot cardboard the first cold morning the heat comes on. A meeting room that feels used up twenty minutes into the hour. The person who sits under the same diffuser and swears the sniffles start on Monday and stop on Friday evening.
None of that proves the ductwork is dirty, and that is precisely why the camera goes in before any quote goes out. But when a building collects complaints of that shape, the supply and return runs are the one place nobody has looked, because nobody can without opening them. Years of drywall sanding, carpet fibers, kitchen aerosols and plain sediment ride the airstream and settle where the air slows down, and every startup of the fans stirs a little of it back over the people below.
After a proper cleaning, the change is undramatic and steady: filters load slower, the startup smell is gone, the dust cycle on the furniture stretches from days to weeks, and the complaints log goes quiet on the subject. Clean air does not announce itself. It just stops reminding people of the alternative.
Our estimator walks the building with whoever knows it best, counts units and registers, lifts a few access panels and listens to what the occupants have been saying.
One document with the scope floor by floor, the night or weekend windows the work will use, and a figure that does not move once you sign it.
Drop cloths down, furniture sheeted where we pass, the first section isolated and coupled to the collector before a single fitting is opened.
Runs brushed to the collector, units and coils cleaned in place, each zone closed and its registers refitted before the crew moves on.
Access points sealed and labeled, the before and after file sent over, and a short note on anything worth budgeting for the years ahead.
Ceiling height, access hatches and how many years the system went untouched decide where inside these spans a building lands. The walkthrough turns them into one firm figure, and the walkthrough is free.
Containment is not a premium option. The section being cleaned is sealed and kept under suction toward the collector for as long as a tool is inside it, the collectors filter what they capture instead of relocating it, and the debris leaves in closed containers the same night. If a ceiling tile moved, it goes back. If a desk was sheeted, the sheet comes off and the desk looks exactly as its owner left it.
Proof beats promises. The camera footage from the inspection, the before and after photos of every run and the list of access points we cut and sealed all go to you, unedited. And when a run turns out not to need cleaning, the quote says so in writing, because a company that cleans ducts for a living should be the one telling you when yours are fine.
Almost never. The work is phased zone by zone during the hours you hand us, usually nights and weekends, and each zone is finished, resealed and back in service before occupants return. Most tenants learn the ducts were cleaned from the memo, not from anything they saw.
By never letting it into them. The section under work is isolated and held under suction toward the collector, so loosened debris travels into the machine and not into the room. Floors and furniture along the route are covered anyway, because equipment gets carried through and belt and braces is the right dress code indoors.
With a camera, before any price is written. Buildup on the duct wall is either there or it is not, and you see the footage yourself. When an inspection finds runs that are still serviceable, the quote says so and shrinks accordingly.
Yes, and we would rather not skip them. The unit is where the air picks up speed, moisture and heat, so a spotless duct behind a dirty blower wheel is a job half done. Interiors, wheels, drain pans and coils are cleaned in place as part of a full building scope.
The dining room, the restrooms and the comfort systems are all standard scope. The grease exhaust over the cooking line is a different trade with different tooling, so it is priced separately at the walkthrough once we have seen the hood and the riser, and we tell you plainly if it needs a specialist instead.
A photo file with before and after shots of every run and unit, labeled by floor, plus the inspection footage and a note on the access points we added and sealed. It is the file you show an owner, an insurer or the tenant who asked, without needing us in the room.
